As a landlord using Karen Ritchie Estates you will receive a specifically designed service that will be catered to suit your individual needs.

Let Only Fee’s

For the let only service we charge the first month’s rent. However we highly recommend a full inventory is completed prior to move in and we can arrange this at a cost of £75.00.

Fully Managed

The charge for our fully managed service is £299 +VAT from the collection of the first month’s rent plus a monthly charge of 10% which will be deducted from the monthly rent. The cost of the inventory is included in these costs.

As a tenant using Karen Ritchie Estates we can cater to suit most needs. Our expert lettings team will guide you through the lettings process from the first initial contact were we match a property to your needs to accompanying you to all your viewings. At Karen Ritchie Estates we are always happy to answer any queries or questions you as a tenant may have.

It is our policy at Karen Ritchie Estates to reference all our tenants and because of this we require all our tenants to complete an application form. We also ask our tenants for the following;

• Photographic ID
• National Insurance Number

Application fees:

• £150.00 (inc VAT) single application
• £200.00 (Inc VAT) Joint application
• £50.00 (Inc VAT) for additional applications required to include a guarantor

Pets are at the landlord’s discretion. Some properties will allow pets subject to a higher bond and a pet disclaimer.

Once we have received your application we will carry out some initial reference checks and discuss your application with the landlord.
